dc.description.abstract	The property valuation, which seeks to determine the value of a property in accordance with technical guidelines, is a field of Evaluation Engineering that is progressively growing in Brazil. Based on this premise, a bibliographical review was carried out regarding the current norms and laws in order to conceptualize and explain the process of evaluation of urban and historiccultural properties. Thus, all the relevant points to be pointed out in the survey were listed, such as conservation status, region, terrain and building characterization, and in specific the architectural style when inspecting a historical-cultural property. To illustrate the methodology, a case study was prepared by selecting properties with similar proportions and applying the valuation procedures, finally analyzing them in order to estimate their values and present their situations in the current real estate market.	en
dc.description.abstract	A Avaliação de Imóveis, que busca determinar o valor de um bem de acordo com as orientações técnicas, é um campo da Engenharia de Avaliações que está crescendo progressivamente no Brasil. Com essa premissa foi realizada revisão bibliográfica referente às normas e legislações vigentes, a fim de conceituar e explicar o processo de avaliação de imóveis urbano e imóveis histórico-culturais. Com isso, listaram-se todos os pontos relevantes a serem apontados na vistoria, tais como estado de conservação, caracterização de região, terreno e edificação, e em específico estilo arquitetônico quando inspecionado um imóvel histórico-cultural. Para ilustrar a metodologia foi elaborado um estudo de caso selecionando imóveis com proporções similares e aplicando os procedimentos de avaliação, por fim analisando-os com intuito de estimar os seus valores e apresentar suas situações no mercado imobiliário atual.	pt_BR
