There are different applicable methods, each one with specific characteristics and parameters, according to the characteristics of the property and the information available about it. With more information about the market and about the studied property, the obtained results and the degree of reliability and accuracy will be better. On the other hand, the absence of information will lead to an inadequate evaluation, despite the method used, causing a disadvantage to the appraiser, the clients in general and the market in a wide range of ways. The real estate market has become a field of large investments. Real estate appraisal has become of great importance, because the real estate must be given its real value, or one very close to it, thereby not resulting in an inconvenient underestimation of the property’s value or an overestimation of the value, which immobilizes the property in the market. To understand how it functions and how its market value is calculated, the market value and the value of an appraisal are generated by the comparative method of market data. The general objective of this study was to elaborate a comparative study between these methods. The case study was applied to a residential building located in the city of Tubarão, SC, and it was concluded that there was a differentiation in the values with the different evaluation methods.
