There are different techniques applicable, each with specific characteristics, applicable according to the characteristics of the property and the information available on it. In this study, the theme was defined as the direct comparative evaluation of real estate to obtain its market value, a method by which other properties with similar characteristics are analyzed and a similar value is found so that it is not out of the standards of the market. The general objective of this study was to present the evaluation of real estate located in the city of Criciúma - SC, in order to apply the recommended valuation techniques as ideals for the best perception of the market. The specific objectives were defined as follows: Conceptualize to characterize the real estate market in the country; Clarify the real estate evaluation and the techniques described by different authors who study the theme; To present the real estate evaluation of the city of Criciúma - SC according to the technique selected by the authors of the study. A literature review was carried out to obtain the necessary theoretical knowledge, as well as a case study of a land located in the city of Criciúma, where it was evaluated by the direct comparative method. It was found that the comparative method is quite efficient, since it allows finding an average value similar to that of other goods in the market, provided that under comparable conditions, so that the property supply is not carried out for an extremely high value, which the would leave without market, nor very low, which would cause damages for the seller of the same.
